From pricing strategy to closing day, in seven steps.

Selling a home has a lot of moving parts. We give you a clear plan at the start, walk through every step with you, and pick up the phone when something needs to change.

1. Discovery

Twenty minutes on the phone. We listen, walk the property, and tell you whether the timing is right. No pressure, no signing on the first call.

2. Pricing strategy

We pull the closed comparables, study the active competition, factor in condition and upgrades, and recommend a price range backed by data. You make the call on the list price. Our job is to give you the context to make it confidently.

3. Pre-list prep

Light staging consultation, repair punch list, pre-listing inspection if it makes sense, and a timeline for photography and go-live. We handle the coordination.

4. Marketing launch

Professional photography, walkthrough video, custom listing copy, MLS and major portal syndication, social, and direct outreach to the buyer pool most likely to write an offer. Every listing gets a custom marketing plan, not a template.

5. Showings & feedback

We coordinate showings, give you weekly feedback, and adjust if the market is telling us something. After two weeks with no traction, we regroup and recalibrate. We do not let listings sit.

6. Offer & negotiation

Every offer is reviewed in detail, with the tradeoffs called out in plain English. We help you choose the offer that nets the most, not just the highest number. Net sheet, financing strength, contingencies, close timeline, and the buyer's actual likelihood of closing all matter.

7. Contract to close

Inspection responses, appraisal coordination, lender follow-up, title, and the final walkthrough. We run the contract so you can focus on the move.

8. Post-close

Ninety-day check-in after closing. We reach out to make sure the transition went smoothly, answer any tax or 1031 questions, and stay in touch.

Overpricing extends days on market, which signals distress to buyers and forces price cuts that net less than a realistic initial price. Underpricing leaves money on the table. The art is reading the local market in the moment, the way it actually behaves.

  • ✓ Active competition: what is the buyer comparing your home to right now
  • ✓ Pending sales: what is actually clearing in this market
  • ✓ Condition, upgrades, and lot position relative to the comps
  • ✓ Seasonal patterns in this specific zip code
  • ✓ Days-on-market trends, not just list-to-sale ratios

How we present it

You get a written pricing strategy, not a guess. The document explains the comps, the price range, the expected days on market, and the tradeoffs at the high, mid, and low end of the range.

The list price is your call. Our job is to give you the data and the context to make it confidently.

Listings are launched as a 14-day event, not a passive wait. First-weekend showings, first-week feedback, and a recalibration checkpoint at day 14 if traction is weak.

Used selectively, not by default. Broker open for local agents when it adds value, public open when the price band and property type call for it.

Weekly summary of showings, feedback, market activity, and online traffic. If something is not working, we say so and we adjust.

When the right offer comes in, we move to acceptance quickly. When none of the offers are right, we tell you that, regroup, and adjust the price or the strategy.

What sellers ask us most.

How long does it take to sell a home in this market?
It depends on price band, condition, and location. For a well-priced, well-marketed single-family home in the Front Range, the typical range is two to six weeks to an accepted offer. We will give you an honest read in the discovery call based on your specific property and the current comps.
What does it cost to list with Xtreme Realty?
Our commissions are flat and transparent, with no hidden transaction fees. The full breakdown is provided in writing before you sign the listing agreement, including what is included in our service and what is not. The actual number depends on the property, the price band, and the scope of the marketing plan.
Do I have to stage my home?
Not necessarily. We will walk the property with you in the pre-list phase and recommend a prep plan based on the price band and the buyer pool. Sometimes a few hours of decluttering and a small set of cosmetic fixes is enough. Sometimes professional staging is worth the investment. We will tell you which one.
How do you handle multiple offers?
We review every offer in writing, with a net sheet, financing summary, and contingency callout. We will tell you which offer is strongest and why, but the decision is yours. In a competitive situation, we will help you set a best-and-final window and we will run the negotiation to keep the process clean.
What if my home does not sell?
We do not disappear. After two weeks with limited traction, we regroup. That conversation covers the showings, the feedback, the price, and the marketing, and it is the time when we are most likely to make an honest adjustment. We would rather reset than let a listing sit.
Can I sell my home without listing it on the MLS?
Sometimes, depending on the property and the situation. If off-market is the right call, we will tell you and we will run it that way. We will also be honest with you about when the MLS is going to net you more, even if it means a longer marketing window.
