Within 48 hours, you get a written plan: the price band, the target neighborhoods, the search cadence, and the lender conversation. We get you pre-approved before we tour anything. No guessing games.

3. Search & Tour

Active search with curated tours. We vet the properties, walk you through the ones worth your time, and tell you the truth about the ones that are not. No filler tours, no keeping you busy to justify commission.

4. Offer & Negotiation

Offer strategy based on the property, the seller, and the competing activity. We write a clean offer, negotiate the right terms, and explain every line. You will know what each section means before you sign.

5. Under Contract

What buyers ask us most.

Do I really need a buyer's agent?
In almost every case, yes. A buyer's agent represents your interests in the transaction, not the seller's. We negotiate the offer, manage the contract, walk the property, and coordinate the inspection, appraisal, and closing. The seller pays the buyer agent commission in most cases, so the cost to you is often zero. We will walk you through the actual numbers on the first call.
How do I know how much house I can afford?
The honest answer comes from a pre-approval with a local lender. We will introduce you to one that fits your situation. As a starting point, most buyers in the Front Range are looking at a price band that is roughly three to four times their gross annual income, but it depends on your down payment, debts, and the rate environment.
How long does the search take?
It depends on the price band, the location, and the market. In a tight market, buyers often write an offer within two to four weeks of starting the search. In a slower market, it can take longer. We will give you an honest read in the discovery call.
What if I lose a bidding war?
You regroup and we keep going. The right home for you is rarely the first home you write an offer on. We will debrief what happened, refine the search if needed, and keep showing up. Losing a bidding war is part of buying in a competitive market.
Should I waive the inspection?
Almost never. The inspection is your one chance to learn what is actually wrong with the property before you own it. In a competitive offer, we can shorten the inspection contingency window, but we do not recommend waiving it. We will tell you the tradeoffs in context.
How much do I need for a down payment?
It depends on the loan type. Conventional loans can go as low as 3% down, FHA loans 3.5%, VA loans 0% for eligible veterans. We will help you figure out the right loan program for your situation, and we will introduce you to a local lender who can run the actual numbers.
