These are the communities we know from living in them, not just from running comps on them. The information that does not show up in MLS data is the kind that comes from a Saturday at the farmers market, a school boundary change, or a long-time neighbor's read on a street.

Mead, Colorado

Where we are rooted.

Mead is the kind of small Colorado town people move to when they want a slower pace and a real community, without giving up Front Range access. It is also one of the fastest-growing areas in Weld County, which is part of what makes the market interesting.

A mix of newer subdivision builds, established ranchettes on small acreages, and a walkable historic downtown anchored by an event center and a brewery. Pricing varies widely by lot size, age, and proximity to the downtown core.

What we are seeing

  • ✓ Demand is steady. Inventory is limited. The buyer pool skews move-up families, first-time buyers priced out of Boulder, and investors looking at the long-term growth picture.
  • ✓ New construction in planned subdivisions, established ranchettes on 1 to 5 acre lots, and historic downtown properties around Main Street.
  • ✓ Investment properties, including mixed-use downtown with the event center as the anchor.
  • ✓ Jordon's family manages a real estate portfolio in the $25M range. He has personally handled 13 commercial leases across the portfolio, with hands-on experience in lease negotiation, tenant relations, and ongoing property management.
Longmont, Colorado

The strongest value play in Boulder County.

Longmont has the schools, the downtown, and the proximity to Boulder that buyers want, without the Boulder price tag. It is one of the most consistently competitive markets in the region for a reason.

Older walkable neighborhoods near downtown, mid-century homes in the central core, a wave of newer subdivisions on the east and west edges, and a growing number of infill projects. Pricing has appreciated steadily, and the entry point is still meaningfully below Boulder.

What we are seeing

  • ✓ The buyer pool is a mix of first-time buyers moving up, families priced out of Boulder, and remote workers who want a walkable downtown.
  • ✓ Walkable older neighborhoods near Main Street, mid-century homes in the central core, and newer subdivisions on the east and west edges.
  • ✓ Condos and townhomes for first-time buyers, increasingly the entry point in the price band.
Boulder, Colorado

One of the most competitive markets in the Mountain West.

Boulder is a premium market with premium expectations. Inventory is consistently tight, pricing is high, and the competition is real. Representation matters here, and it matters a lot.

A mix of historic homes in the central neighborhoods, mid-century ranches, modern infill, and a small number of new construction projects. Condos and townhomes are the entry point for most buyers. Land and tear-down opportunities are rare and competitive.

What we are seeing

  • ✓ The buyer pool is national. Local move-ups, relocating professionals, investors, and second-home buyers all compete in the same price bands.
  • ✓ Historic homes in central neighborhoods, mid-century ranches, modern infill, and select new construction.
  • ✓ The market is segmented. The right offer strategy depends heavily on the specific property and the seller.
Fort Collins, Colorado

Strong schools, deep neighborhoods, steady appreciation.

Fort Collins is a real community market. Buyers are mostly local, appreciation is consistent, and the schools are the draw. Inventory in the entry-to-mid price band moves quickly in the right school district.

A wide range of housing stock, from older homes near Old Town to newer subdivisions on the south and west sides of town. Pricing varies significantly by school boundary, and the right school district can move a property's value by 10 percent or more.

What we are seeing

  • ✓ The buyer pool is overwhelmingly local: families moving up, CSU-affiliated buyers, and relocations from out of state for the lifestyle and schools.
  • ✓ Older homes near Old Town, established mid-century neighborhoods, and newer subdivisions on the south and west sides.
  • ✓ Acreage properties on the edges of town, increasingly the lifestyle move for buyers relocating from the Bay Area or Pacific Northwest.
Greeley, Colorado

The most attainable entry point on the Front Range.

Greeley is the practical choice for first-time buyers, investors, and anyone who wants Front Range access without the Front Range price tag. The market is steady, the inventory is healthy, and the buyers are local.

A heavy mix of newer construction, especially on the west side of town, alongside established older neighborhoods closer to the university and downtown core. Pricing is meaningfully below the Boulder and Fort Collins markets, and the entry-level inventory is real.

What we are seeing

  • ✓ The buyer pool is mostly first-time buyers and investors, with a steady flow of move-up buyers moving toward Windsor and Severance.
  • ✓ Newer construction subdivisions across the west side, established older neighborhoods near UNC, affordable entry-level inventory.
  • ✓ Investor-friendly price points and rental demand, with strong cap rates for buy-and-hold plays.
Loveland, Colorado

Art, outdoors, and a balanced market.

Loveland is the kind of town where the art scene is real, the canyon access is real, and the housing market is balanced. Less competition than Fort Collins, more walkability than Greeley, and a strong sense of place.

A balanced mix of older homes near downtown Loveland and the foothills, mid-century ranches, and a steady stream of newer subdivisions on the east and north sides. Big Thompson Canyon access drives a meaningful chunk of the lifestyle demand.

What we are seeing

  • ✓ The buyer pool is a mix of local move-ups, relocations from the Front Range looking for a slightly slower pace, and second-home buyers.
  • ✓ Older homes near downtown and the foothills, mid-century ranches, and newer subdivisions on the east and north sides.
  • ✓ Canyon and lake properties for the lifestyle market, increasingly the move for buyers willing to trade commute time for access.

We will work in any Colorado community where the property and the search fit our model. For properties in markets we do not cover as deeply, we will tell you up front whether we are the right brokerage for the work, and we will refer you to a trusted local agent if we are not.
